Location

Situated on the North side of Ingleborough, approx. 4 miles North from the center of Wisbech and approx. 12 miles West from the center of Kings Lynn. The postcode for the farm yard is PE14

Description

The farm forms part of Norfolk County Council Farms Estate. The yard sits on a 5.70ac plot with two grass fields split by a line of trees. Alongside this there is an orchard to the back of the yard and a duck pond. There are approximately 3.70acres of grass land, one of the fields has water running to it. The soil type is Loamy and Clayey with naturally high groundwater.

Use

The land has no restrictions on agricultural use, this allows a winder range of applicants to apply for the farm.

Multi use building which includes larger workshop, smaller workshop, lockable storage unit, kitchen and W/C.

There at 5 polytunnels on the yard. Each polytunnel is approximately 10m x 30m

In one of the grass fields there is a wooden barn. This is redundant and will not be maintained by the Landlord so any repairs would be at the tenant's expense

Services

There is mains water and electricity connected to the farm and septic tank that is connected to the toilet.

There are three separate water supplies, one to the main building, one in the orchard field and one in the wooden barn. These are read twice a year in March and October. All water usage will be billed by the County Council twice yearly in arrears.

Term

An initial 5 year Farm Business Tenancy (FBT) with effect from 1st October.

Break Clause

A mutual break clause will be put into place on the First Anniversary.

Early Entry

The incoming tenant may have early entry by agreement with the outgoing tenant and providing the tenancy has been signed.

Rent

The rent will be payable half yearly in arrears upon 11th October and the 6th April each year.

Drainage rates will be payable to Kings Lynn IDB.

Rent Review

Every three years to market rent in accordance with the provisions of the Agricultural Tenancies Act 1995.

Assignment

There is a bar on Assignment and Sub-letting.

Form of Tender

This form should be completed and handed in to Barry L Hawkins (15 Lynn road, Downham Market, Kings Lynn, PE38 9NL) by 12 Noon Monday 16th September 2024.

The purchaser will be deemed to have full knowledge of the boundaries and areas and any mistakes or errors shall not annul the sale or entitle any party to compensation in resect thereof. Should any dispute arise as to the boundaries or any points arise on the general remarks, stipulation, particulars, schedule, plan or interpretation of any of them, questions shall be referred to the selling agent whose decision acting as experts shall be final.
