Property Summary:

Method of Sale: The property is for sale by Private Treaty.

Price:Offers in the region of £2.5 - £3 million. If there are two or more prospective purchasers at this price or above, then I will hold an informal auction in my office to be open with all concerned who have made an offer.

Description of Property: The land extends in all to about 333 acres (134.86 hectares) of which 270.5 acres (109.54 ha) is arable which is surrounded by 62 acres (25.32ha) of mixed woodland, old farm stead and waste. There are no buildings; the land is mainly Breckland type soils. It is suitable with irrigation for a variety of high output crops or very suitable for livestock production. The land is made up as shown on enclosed plan edged in red and as per the schedule.

Tenant Right / Dilapidations: There will be no claim in respect of Un-exhausted Manurial Values or other Tenant Right matters nor will the Purchaser be entitled to counter claim in respect of dilapidations whatsoever.

In the event of any crop having been planted the costs of such labour and material will be charged at cost in accordance with CAAV and or Wisbech Valuers Associtaion costings.

Environmental Stewardship: No agreement in place.

Tenure and Possession: The land is Freehold with Vacant Possession upon completion, subject to the grazing lease to Messrs T & D Childerhouse (80.89 acres) and contracting agreement with E. W. Porter on 111.33 acres for arable cropping until October 2017.

Health and Safety: Given the potential hazards of agricultural land and disused buildings, we would ask you to be a vigilant as possible when viewing the land, for your own personal safety.

Rights of Way and Easements: The property is sold subject to, and with the benefit of all easements, Rights of Way, privileges etc which may affect the same, whether mentioned hereto or not. 

VAT: Any guide price is quoted exclusive of VAT. In the event of a sale of the property or any part of it or any right of it attached to it becoming a chargeable supply for the purposes of VAT, such tax will be payable in addition.

Sporting:  The shooting Rights are let until 1st February 2017.

Entitlements: The arable land has been registered with the Rural Payments Agency under the Basic Payment Scheme and Entitlements have been established and claimed. It is intended that up to 100 Entitlements will be transferred to the Purchaser (or his nominee) following completion of the sale.

Nitrate Vulnerable Zone: The land lies within a Nitrate Vulnerable Zone.

Minerals:  The mineral rights, as far as they are owned, are included in the sale.   

Particulars and Plans: These particulars and plans are based on the Ordnance Survey Metric Editions and are believed to be correct, but their accuracy cannot be guaranteed. The plan attached has been prepared for identification purposes only.

Planning: The property is offered subject to any development plans, tree Preservation Orders, Town Planning schedules or resolutions which may be or may come into force. The Purchaser will be deemed to have full knowledge and have satisfied himself of the provisions of any such matters affecting the property.

Claw Back: The property is subject to an uplift, should planning be granted for a House until 2025, apart from a farmhouse.

Boundaries:  The Purchasershall be deemed to have full knowledge of all boundaries and neither the Vendor nor the Vendor’s Agent will be responsible for defining the boundaries or the ownership thereof.

Disputes:  Should any dispute arise as to the boundaries or any points arise on the particulars or plan, or in the interpretation of them, the question shall be referred to the Vendor’s Agent whose decision acting as experts shall be final.
