Method of Sale: The property will be offered for sale by Auction. The property will be auctioned at The Downham Market Auction Rooms on Wednesday 20th July at 2pm. An option will be given to purchase the adjoining Cottage, occupied by Mr and Mrs. Taylor on a 2 year lease on a rental of £575 per calendar month at the fall of the hammer at a set price of £150,000.00.

Location: The land and agricultural building is situated on Silt Road, Nordelph. The postal code is PE38 0BW (approx.).

General Description:  The property consists of the barn which extends to about 10,000 sq. Feet, standing on about 2.5 acres (excluding Cottage area). The barn has been used for agricultural and more lately for storage of vehicles. Any planning gains under new planning laws have not been explored.

Tenant Right/Dilapidations: There will be no claim in respect of Un-exhausted Manural Values or other Tenant Right matters nor will the purchaser be entitled to counter claim in respect of dilapidations whatsoever.

Tenure and Possession: The land is Freehold and is with Vacant Possession upon completion, except that if the option to purchase the adjoining cottage is taken up at the fall of the hammer - please make note this is subject to Mr and Mrs. Taylor’s 2 year lease.

Basic Payment Scheme (BPS): We are not aware that the land is registered and there are no entitlements passing.

There is a Right of Way in favour of adjoining properties over the road passing through the middle of the property.

Value Added Tax:  Should the sale of the land, or any right attached to it become a chargeable supply for the purposes of VAT, such tax shall be payable by the buyer(s) in addition to the contract price.  ‘Unlikely’

Boundaries: The buyer(s) shall be deemed to have full knowledge of all boundaries and neither the seller nor the Selling Agent will be responsible for defining the boundaries nor their ownership.
